Development Manager   |   Houston, TX

We are seeking a Development Manager who will play a vital role in the planning, design, and construction of our master planned communities. This person will participate in the planning and implementation of company strategy, and help ensure success on a tactical level in all aspects of project operations, financial performance, project team and resident satisfaction. Key Responsibilities: Community Operations Management • Participate in the planning and implementation of all master planned community development activities. • Create and hold parties accountable to the development schedule for all design and construction activities for project-related work. • Review and analyze engineering and architectural construction plans and contract documents. • Coordinate with engineering, architectural, land planning, legal, financial, and environmental consultants. • Coordinate the planning, design and construction of all community infrastructure (roads, utilities, water and sanitary sewer facilities, electric power, gas, telecommunication utilities, etc.) • Coordinate the planning, design, and construction of all community amenities (amenity centers, swimming pools, monuments, landscaping, parks, playgrounds, greenbelt walking trails, etc.) • Represent EMBER at various governmental agencies, including local city, county, and state meetings, utility district board meetings, homeowner associations, school district meetings, etc. • Initiate bond application reports and submittals, and follow through with bond sales and recoveries • Aid in creating, modifying, and implementing systems for operational efficiency Financial Management • Coordinate closely with accounting team on project life budget and cost-tracking. • Steward the budget for the design and development of multi-million dollar communities. Team Leadership • Provide frequent coordination with industry professionals in land planning, engineering, architectural design, construction, landscaping, advertising and marketing, HOA management, financing, law, accounting, environmental regulations, and others. • Coordinate closely with the General Manager on planning, design, development, construction, phasing, budgeting, and scheduling efforts. • Coordinate closely with Accounting and Finance Teams on project life budget, cost-tracking, and financing phases. • Provide site tours, project updates, and investment summaries to the EMBER leadership team. Preferred Education and Experience: • 5+ years working in the real estate development industry, particularly with master planned communities, in a Project Manager or Development Manager role. • Bachelor’s Degree in real estate development, civil engineering, construction management, urban planning, or related field.

General Manager & Vice President – Master Planned Communities   |   Houston, TX

We are seeking a General Manager who will play a vital role in ensuring our master planned communities’ success by overseeing all aspects of operations, financial performance, project team and resident satisfaction. Key Responsibilities: Community Operations Management • Develop and implement systems and procedures to optimize community operations. Direct the creation and implementation of the community business plans, integrating the land development, engineering, amenity, financial, sales and marketing strategies. • Coordinate with internal analytics team on sales, marketing, and financial trends. • Coordinate closely with accounting team on project life budget and cost-tracking. • Prepare and negotiate homebuilder contracts and amendments. • Help coordinate lot closings with project team and homebuilders. • Work with commercial retail brokers, school districts, and emergency services districts to negotiate and close on land sales. • Oversee civil infrastructure design and construction. • Oversee dry utilities design and construction. • Oversee amenities design and construction. • Lead the community homeowner’s association and community foundation, overseeing their management teams. • Oversee the management of financing districts (municipal utility districts, water improvement districts, management districts, etc.) • Develop and maintain relationships with key local and regional stakeholders, elected officials, municipal staff, consultants, adjacent landowners, school district leaders, homebuilders, and contractors. Financial Management • Direct the creation and implementation of the community business plans, integrating the land development, engineering, amenity, financial, sales and marketing strategies. • Coordinate with internal analytics team on sales, marketing, and financial trends. • Coordinate closely with accounting team on project life budget and cost-tracking. Team Leadership • Lead the efforts of each project team. • Serve as EMBER’s representative to local municipalities, builder clients, and industry professionals. • Provide training, coaching, and mentoring of project team members. • Provide frequent coordination with industry professionals in land planning, engineering, architectural design, construction, landscaping, advertising and marketing, HOA management, financing, law, accounting, environmental regulations, and others. • Coordinate closely with Development Managers on planning, design, development, construction, phasing, budgeting, and scheduling efforts. • Coordinate closely with Sales and Marketing Teams • Coordinate with internal Analytics Team members on key performance metrics. • Coordinate closely with Accounting and Finance Teams on project life budget, cost-tracking, and financing phases. • Provide site tours, project updates, and investment summaries to the EMBER leadership team. Preferred Education and Experience: • 10-15 years working in the real estate development industry, particularly with master planned communities, with a minimum of 5 years of project or development management experience. • Bachelor’s Degree in real estate development, civil engineering, construction management, finance, urban planning, or related field.
